Duncan House guest house sits on the bank of the river tweed overlooking the ‘Junction Pool’ famous for the quality of it’s salmon fishing. There are stunning views of Old Roxburgh and Floors Castle . The town centre is only 200 metres away.

The river in all it's moods is outside the windows just a few yards away. If you wish you can open the windows and sleep to the sound of the water running over the weir. In the Autumn (and increasingly in the Spring) prodigious numbers of salmon swim up the weir on the spawning journeys. Fish can be seen jumping in the river for most of the year. There is free fishing for brown trout and grayling from 'The Cobby' just outside the house.

We have private parking sufficient for four cars.

How to locate Duncan House

Duck, geese, swan, and herons are permanent residents on the river outside our windows. We also see kingfishers, oystercatchers and plovers in season. We  now see otters outside the house on a regular basis, they raised two young in 2006 and have one cub in 2007.

Our rooms are newly refurbished for 2004 with individually designed ensuite facilities. Most of our furnishings are antique and are chosen to reflect the original style of this Georgian riverside house. Each room is named after the river or one of it's tributaries. All rooms are equipped with TV, DVD and CD/Radio alarms.

Teviot

An extremely spacious room (Formerly the owner's private quarters) with an antique walnut French bed and matching wardrobe.

The bathroom has a freestanding bath with shower over.

Three tall windows in the bedroom offers superb views of the rivers Teviot and Tweed together with Floors Castle. A similar window in the bathroom enable you to take in the view while showering.

Tweed

A spacious room with a double sleigh bed and a sofa bed and may be used as a twin or family room. Bath with shower over.

Suberb views of the river and Floors Castle.

Whiteadder

Double room with a feminine touch. A place to enjoy a luxurious soak in a spacious bath.

Yarrow

A twin room with a shower for two! The beds will move close together if you wish.

A double room with an iron bed on the south side of the building with a restricted view of the river.

Our house style is simple – warm rooms, comfortable beds, crisp bed linen and fluffy towels together with lashings of hot water. Breakfast is taken at our antique dining table and is cooked as you want it. We will provide picnic lunches or other catering by arrangement.. You are welcome to relax by the open fire as and when you wish.

 

We understand the needs of walkers, golfers, cyclists, fishers and people who just want to enjoy the Borders as this is what brought us here.

Pets

We are happy to accommodate pets providing that they do not affect other guests and are kept off the furnishings at all times. We may make a small charge for pets if additional cleaning is required.
